The existing galley kitchen was renovated, and the wall at the end of the kitchen was removed to extend the kitchen space into the rear garden and the newly renovated basement.
The zoning requirements were reviewed with the city’s planning reviewers. In Cambridge, MA, basements are not counted towards the FAR. However, newly added windows and basement window wells affect the Gross Floor Area calculation and building height respectively.
Given Cambridge’s high water table, a comprehensive basement water management strategy was developed.

Basement floor was being lowered and existing plumbing lines were raised.
The existing foundation was reinforced and underpinned with new concrete foundations. Drainage board will lead any moisture or water appears on interior side of foundation wall to the trench drain below.
