Kohi Coffee Company operates with a simple yet intense mission: to serve customers high-quality food and coffee in a timely manner. This small venue, dedicated to fine coffee and light lunches, is designed as an efficient machine to achieve that goal. Given the space constraints relative to the programmatic requirements, every inch of floor area and vertical height was meticulously studied, planned, and optimized to facilitate staff movement and maximize flexibility in the main hall. The layout was continuously refined throughout the design process, evolving alongside the development of the menu.

 
 
 
 

Located within the New Balance headquarters near the bustling Boston Landing commuter rail station, the 1,200-square-foot ground floor is divided into four key areas: back-of-house kitchen, open kitchen, front service area, and customer seating.

Kohi Coffee Company originated in a smaller space in Provincetown, Cape Cod, where its first location opened with large windows overlooking the beach and ocean. The shop’s design features humble finishes with industrial yet rustic touches. Drawing from this original aesthetic, the material palette for the Boston location was developed to evoke the atmosphere of Provincetown. The oxidation of steel surfaces, achieved through chemical and heat treatments, was explored as a primary material choice to reinforce the industrial character of the first shop.
